Description:

The Suffolk County Water Authority currently seeks a Facilities Manager for the Facilities Department. The position will be based in Oakdale, NY. The Facilities manager is responsible for all maintenance and minor construction activities at all Authority-owned office buildings. The Facilities Manager is also responsible for all exterior maintenance at all Authority pump stations and vacant land.

Duties include but are not limited to the following:
• Diagnose problems with buildings and properties and develop solutions for repair.
• Assess all work requests for validity and determine how the task will get completed.
• Maintain a system for the proper cleaning, maintenance and repair of Authority properties and buildings.
• Inspect all building systems (HVAC, Plumbing, Electrical etc.) on a routine basis to identify future maintenance needs, upgrades or modifications.
• Coordinate and schedule all work orders for facilities staff.
• Supervise union staff that reports to the position.
• Instruct staff on proper maintenance procedures.
• Predict future needs of staff and properties.
• Develop technical specifications for contracts and request for proposals.
• Delegate duties to subordinate management staff and oversee to completion.
• Evaluate work quality of staff, other subordinates and contractors.
• Develop and implement budgets which identify and prioritize needs of departments.

Requirements include:
• 5 years’ building maintenance experience including HVAC, plumbing, electrical and construction.
• 3 years’ Supervisory/Managerial experience (union environment preferred).
• Bachelor’s degree in Engineering or related field preferred
• Knowledge of materials, methods and tools involved in the construction or repair of buildings and other structures.
• Knowledge of and experience with Building Management Systems.
• Strong communicator both written and verbal.
• Proficiency in Microsoft Office Suite and SAP.
• Standard NYS Driver’s License required.

Applicant’s typical work schedule will be Monday - Friday 7:30 a.m. - 4:30 p.m. Schedule is subject to change based on operational needs of department. Salary for this position will be commensurate with experience. Suffolk County residency is a requirement.
